How Blue Chariot Works With Agents…
If you have no prior experience working with a Professional Real Estate Investor, then you may be wondering how we are able to buy otherwise “un-sellable” houses… EASY, there has to be some “up-side” / equity (or at least the potential for forced equity) in the deal. As a Real Estate Investor, our goal is to buy properties in a “distressed” state or from a “motivated” seller – such that we are able to obtain the property sufficiently below its likely “After Repair Value” (ARV).
We then make needed repairs and improvements and re-sell (aka “flip”) the property for a profit. Generally, about 1 in 4 houses we seek to convert to rental property, that we cash-flow by renting out at competitive market rates. For others, we install tenant-buyers or sell them outright.
For those houses that we do put back on market, our goal is to do so at an amazing price – so it is critically important that we get into the original deal with enough up-side to then have room in our pricing to cover our rehabilitation costs while being able to aggressively price the finished property on re-sale and still make a profit. As such, we may not buy every property that you refer to us, unless it meets our criteria for flipping or rental property.
But, because our rehabilitated properties are now like-new, fully warrantied, and we are aggressively pricing – our properties move FAST. Best of all, if you are the agent from whom we purchased the property to begin with, we may also list it with you upon re-sale… so you make money both coming and going when working with Blue Chariot to move your otherwise “un-movable” houses.
